Join Tulare County Association of REALTORS® (TCAOR) as a Realtor and/or join Tulare County Multiple Listing Service (TCMLS) as a MLS User (Broker, Agent, Appraiser, Clerical User).
Join TCAOR as an Affiliate member. Affiliate members are individuals or firms who engage, collaborate and provide essential specialized services to real estate agents, have interests requiring information concerning real estate and are in sympathy with the objectives of the Association.

Applicant may join TCAOR as a REALTOR®.
REALTOR® is a real estate broker or agent who adheres to high standards of professionalism and a strict code of ethics. REALTOR® membership is three tiered. In addition to belonging to TCAOR, applicant will also receive membership in the California Association of REALTORS® (CAR) and the National Association of REALTORS® (NAR). REALTOR® membership is not required for MLS membership, not required if applicant is a REALTOR® member of another association but may elect to join TCAOR as a secondary member for additional local board services and benefits.
NOTE: Firm/office must have a responsible designated realtor (DR).

Applicant may join TCMLS as a Participant or Subscriber for MLS service to market property and/or support market valuation including electronic key service.
Broker/Participant is the responsible individual who can act on behalf of the firm, is responsible for all Subscribers employed by or affiliated with the firm and holds a valid California real estate broker’s license or California appraiser’s license.
Agent/Subscriber is an individual who is employed by or affiliated as an independent contract with a Participant and holds a valid California real estate salesperson’s or broker’s license or California Appraiser’s license.
NOTE: Broker/participant membership required prior to agent/subscriber joining.
Clerical User is an individual under the direct supervision of a MLS Participant or Subscriber that performs only administrative and clerical tasks that does not require a real estate license or an appraiser’s certificate or license. License cannot be attached and not eligibile for key service.
NOTE: Must select ‘No’ on holding active California RE or Appraiser license to be eligible for Clerical User access.

MLS members may apply for key service to access TCMLS Supra electronic lockboxes. Broker-Participant/Agent-Subscriber only. Clerical User not eligible for key service.
Select ‘Supra eKEY‘ if applicant will need a TCMLS issued Supra eKEY to open TCMLS electronic lockboxes.
Select ‘Cooperating eKEY‘ if applicant already has an Supra eKEY from another AOR/MLS and would like to use the non TCMLS issued Supra eKEY to open TCMLS electronic lockboxes. Please allow up to 2 business days. IMPORTANT: If cooperating eKEY from another AOR/MLS is disabled, key service to open TCMLS electronic lockboxes will be disrupted. Applicable fees will apply to reactivate subscription

MLS membership requires a licensed broker, who can act on behalf of the firm and is responsible for agents/licensees of the firm, to join first before other agents/licensees can join.
REALTOR® membership only requires that a licensed individual, who can act on behalf of the firm, be assigned as the responsible Designated Realtor (DR) join first before other agents/licensees can join as REALTORS®.

For new members, dues are prorated monthly by the join date and membership subscription is valid until the end of the billing period. The billing period for TCAOR members is Jan-Dec and July-June for TCMLS members.
For continuing members, dues are billed in full annually.

MLS rules & policies allow a licensed individual, under the supervision of a broker or agent, to join as a Clerical User but the individual must be identified as NBA (No Broker Attached) with the California Department of Real Estate (DRE) in order to maintain eligibility for Clerical User membership.
